Anyone who has lived in Al Khobar or Jubail knows the pattern: you clean the windows in the morning and two days later the grey film is back. And after some years you notice the handles have gone rough and the hinges creak. That is not bad luck — it is a coastal environment combining three harsh factors at once.
Factor one: salinity
Proximity to the sea means salt spray carried in the air. Salt reacts with metals and accelerates oxidation. Untreated aluminium starts showing white pitting within a few years, and ordinary steel fixings rust. This is why we specify coated, corrosion-resistant hardware on coastal projects specifically — we do not use the Riyadh specification here.
Factor two: high humidity
Humidity causes condensation on cold surfaces. With single glazing, water collects on the glass and frame and wicks into the wall — producing mould and flaking paint below the window. Double glazing raises the internal surface temperature, sharply reducing condensation.
Factor three: fine dust
The dust here is extremely fine and gets through gaps the eye cannot see. The brush seals common in economy sliding windows do not stop it. The answer is a perimeter EPDM rubber gasket system that compresses and closes completely when the window is shut.
Specifications we recommend for coastal projects
- UV-stabilised uPVC profile with galvanised steel reinforcement (not plain steel).
- Coated, corrosion-resistant hardware, especially on seafront projects.
- Two perimeter EPDM gaskets rather than a brush system.
- Double glazing to reduce internal condensation.
- Concealed drainage channels with calculated weep holes that let water out without letting dust in.
- External silicone resistant to UV and salinity, re-inspected every few years.
Simple maintenance that extends life
Twice a year: wash the frames with water and a mild soap (not abrasive cleaners), clear accumulated sand from the bottom drainage channels, and lubricate the hinges and locking mechanism with a light oil. Five minutes per window, and it makes years of difference to the hardware.
